Most people who want an Airbnb business still do not have one

It is almost never a motivation problem. It is usually one of these five.

  • You do not have a deposit, and almost every guide quietly assumes you are buying the property.
  • You do not know how to open the conversation with a landlord without it sounding like you are asking for a favour.
  • You ran the numbers once, they did not work, and you never found out whether it was the numbers or the property that was wrong.
  • You have watched hours of American content that does not survive contact with a South African lease, a South African bank or a body corporate.
  • You have one listing that ticks over and no real idea what changes at listing two, or again at listing five.

Every one of those is an information problem. Information problems have a fix, and it takes a day.

What you walk out with at 16:00

  • A rental brief you can actually use. The criteria, the areas that perform, and the numbers that decide whether a property is worth a phone call.
  • The landlord conversation, scripted. What to say, what to offer, and what to do with the three objections you will hear every time.
  • A listing that gets booked rather than scrolled past. Pricing, photography and copy, done the way Ridhwaan does it now.
  • The operating backbone. Cleaning, maintenance, the team, and what to hand over first so the business does not live on your phone.
  • A plan for listing two. Because the thing that gets you the first one is not the thing that gets you the fifth.

Card not going through? South African banks decline a lot of first-time online payments at the 3D Secure step. It is the bank, not you — and there is an easy way around it.

What happens when you tap Book. You go to our booking system to pay, so the web address changes at that point. Payment is handled by Paystack. Our booking terms are shown to you there before you pay, and once payment goes through you come straight back here to your confirmation page.

Buying more than one seat? Use the quantity selector at checkout, up to 10 seats in one booking.

If your plans change, you are not stuck with the ticket

These are the published booking terms, not a goodwill gesture. You see them again at checkout before you pay.

  • Move to another city on this tour, free. Tell us at least seven days before your workshop and there is a seat in the city you are moving to.
  • Send someone else in your place, free. Up to 48 hours before. Send us their name, email and mobile number and we reissue the booking.
  • Cancel and we resell your seat, you get everything back except a R50 administration fee. Whatever notice you gave. If we cannot resell the seat, a published cancellation scale applies instead, and it is set out in full in the booking terms.
  • If we move the date or the city, the choice is yours. Keep your booking on the new arrangements or take a full refund. If the venue moves within the same city on the same date, we tell you as soon as we know and send you the new address in writing.

Read the full booking terms. They are published in full and they apply to every ticket.

One day. Eight parts. The system, not the theory.

  1. The rent-to-rent model. How to run profitable Airbnb listings on properties you do not own, and why it works in South Africa specifically.
  2. Finding the right property. The rental criteria, the areas that actually perform, and the landlord conversation that gets a yes.
  3. Setting up to earn from day one. Pricing, photography and listing copy that gets you booked instead of scrolled past.
  4. Pricing dynamically. How Ridhwaan adjusts rates to lift revenue per night rather than leaving money on the table.
  5. Guest experience that earns five stars. What guests actually rate you on, and the messaging that keeps ratings high without you being glued to your phone.
  6. Cleaning, maintenance and building a team. The operational backbone, and what to hand over first.
  7. Channel strategy. Airbnb, Booking.com, VRBO and direct bookings, and when each one is worth the effort.
  8. Scaling past your first listing. What changes at listing two, and what changes again at listing five.

Who this is for, and who it is not

Come if

  • You do not own property and were told that rules you out. It does not.
  • You have capital sitting still and no model you trust enough to put it into.
  • You run one or two listings and want to know what changes at scale.
  • You want the South African version, with our leases, our banks and our guests.

Do not come if

  • You want a passive income you never touch. This is a business and it has an operator.
  • You want a guaranteed number. Nobody honest will give you one.
  • You want to be sold a done-for-you package. This is training, and the work is yours to do.

Questions people actually ask

Do I need to own a property already?

No. The whole model is about running listings on properties you rent rather than buy. We cover what to look for and how to get the landlord to agree.

How much money do I need to start?

We work through the real setup costs on the day, so you leave knowing the number for your own situation rather than a number from the internet.

Do I need any property experience?

No. We have taught people with no property background and people already running listings, in the same room, and both get value out of it.

Is this for beginners or for people already hosting?

Both. Mornings are fundamentals, afternoons are scaling.

What do I walk out with?

The whole rent-to-rent system in a workbook you keep: how to find a unit that works, the numbers that tell you whether it does, the landlord conversation, and how to set the listing up and price it. VIP seats also leave with the printed playbook.

How do I pay, and is it secure?

Tap Book and you go to our booking system, so the web address changes at that point. Payment is handled by Paystack, and the price you see is the price you pay, with no VAT added on top. Your booking terms are shown to you before you pay, and your confirmation comes by email and WhatsApp.

What if I cannot make it on the day?

You have three options and none of them costs you the ticket. Move your booking to another city on this tour, free, if you tell us at least seven days before and there is a seat in that city. Send someone else in your place, free, up to 48 hours before. Or cancel, and if we resell your seat you get everything back except a R50 administration fee, and if we cannot resell it a published scale applies. The full terms are published here and you see them again before you pay.

Will it be recorded?

No. It is in person only. The live questions are a large part of what you are paying for.

Can I bring my business partner?

Yes, and they need their own seat. You can book more than one seat in the same checkout.

Where exactly is it?

The Cape Town workshop is at Lagoon Beach Hotel, Lagoon Beach, Cape Town. The street address is 1 Lagoon Gate Drive, Lagoon Beach, Cape Town, 7441. The room details, directions and parking go out in your booking confirmation and again in the reminders before the day.
